The single most important thing you can do to prepare a home to sell, is to declutter. This includes removing excess furniture. Doing this simple step will make your house look much bigger. What can you live without? Also, think about furniture groupings. It is a common misconception that pushing everything against the walls with make a room feel larger, but that isn’t the case. Make sure the traffic flow seems obvious and move seating into groups used for conversation.

Staged homes have great lighting, which in turn makes them feel warm. The three types of lighting are ambient, task, and accent. Combine all three to achieve the desired 100 watts per each 50 square feet. Do this by increasing the wattage in your lamps and fixtures.

You can also make a room look bigger by painting the walls the same color as an adjacent room. This works well with small kitchens and dining rooms.

Tone down dated finishes by painting the living room a neutral color. Instead of off-white, choose a warm hue. The most recommended by realtors and home stagers is the Sherwin- Williams color 6106 – Kilim Beige.

The kitchen is a great room to update with small additions. If you can’t afford new cabinets, have your current ones painted. Adding new hardware will also update the room.

Bathroom walls are easy to clean with a mix of one part water and one part bleach. This will get rid of surface mold and prepare the room for a fresh coat of paint. Doing this simple step will transform your bathroom, making it ready to show. Avoid dated tile by having it professionally painted.
