Painters Sylvan Park TN — Interior, Exterior & Cabinet Painting
Sylvan Park sits between Charlotte Pike and West End Avenue in West Nashville, about four miles from downtown. It began in 1887 as "New Town," laid out by the Nashville Land Improvement Company, and was officially established in 1903. A streetcar line, the Sylvan Park Dinky, ran through the neighborhood starting in 1905. Today about 4,000 people live here, and the name comes from the Latin word for "forest." McCabe Park and its golf course, and the Richland Creek Greenway, are close by. The streets have older frame homes on narrow lots, so painting here comes down to porches, siding, trim and careful work in tight spaces.
Queen Anne cottages and Craftsman bungalows
Metro's historic preservation staff notes that Queen Anne and Eastlake styles were most popular from 1887 to about 1910, and that the bungalow became the predominant style from 1910 through the Depression. A National Park Service survey of two Sylvan Park streets describes frame houses with weatherboard siding on stone, brick or concrete foundations, and bungalow porches with tapered wood columns on brick bases, some with bracketed eaves. Many have since had newer siding or rear additions. When you look at your own house, check these areas first:
Wood siding and trim: old paint fails at edges, joints and the bottoms of boards first, where water sits.
Porches: columns, rails, ceilings and floors weather from every side, and porch ceilings and floors are the most commonly missed surfaces.
Brick bases and foundations: sound masonry often needs only a cleaning.
Detail work: gables, brackets and window trim reward patient, careful brushwork, especially where two colors meet.
Mixed surfaces: an older house with a newer addition or replaced siding has different surfaces that age differently, and each needs its own preparation.
Tight lots, alleys and close neighbors
In the part of Sylvan Park that the National Park Service surveyed, houses sit near the front of their lots, with large backyards and alley access. That affects planning: ladders have to fit between houses, the work often touches a neighbor's side yard, and materials come through a front walk or a back alley. When you compare painters, ask how they will protect landscaping, handle access, and keep the work area clean for the neighbors.
Paint color and the neighborhood overlay
Part of Sylvan Park sits inside a Metro Nashville neighborhood conservation overlay. The overlay reviews demolition, additions and new construction, and Metro's design guidelines list paint color among the things that are not reviewed. Ordinary maintenance generally does not need a preservation permit. The overlay is mapped block by block, though, so confirm your address with Metro Historic Zoning, especially if you are also planning an addition or a window replacement.
Interiors, trim and cabinets
Older Sylvan Park homes have smaller rooms, lots of doors, and wood trim. All that trim means more prep and more careful cut lines than a modern open plan. We paint walls, ceilings, doors and trim, and we refinish kitchen cabinets: cabinet painting. Interiors are easiest to book in winter: winter interior painting. Sylvan Park painting FAQ
Where is Sylvan Park? It is a West Nashville neighborhood between Charlotte Pike and West End Avenue. We serve the whole neighborhood.
Do I need a permit or approval to repaint my Sylvan Park house? Metro's design guidelines list paint color as not reviewed, and ordinary repainting generally does not need a preservation permit. Additions, demolition and new construction are reviewed in the overlay. Confirm your parcel with Metro Historic Zoning.
Why does the paint on my old bungalow peel? Peeling usually starts where water gets in: bottoms of boards, window sills, porch floors and column bases. Moisture is more often the cause than age, so a lasting repaint starts by finding where the water is getting in.
My house has newer siding or a rear addition. Can you paint mixed surfaces? Yes. Many Sylvan Park homes have been modified over the years, so we look at each surface at the walkthrough and talk through the right finish for each.
Can you paint the porch columns, ceiling and floor? Yes. Porches are one of the most important places to get right on an older home.
Can you refinish cabinets in an older kitchen? Yes. See cabinet painting.
When is the best time to paint a Sylvan Park exterior? Spring and fall, when days are dry and mild. Old wood needs to be dry before it is painted, so a long wet stretch is a reason to wait, not to rush. Interiors can go on the schedule any time of year, and winter is the easiest season to book.
How do I know where to start on an older house? Walk the outside and note peeling paint, soft wood, open joints and porch damage, then call for a walkthrough. We look at the same things and put what we find in the written estimate.
Can you paint the inside and outside together? Yes, and it is often easiest to plan them in one estimate.
What does the warranty cover? Every job carries a five-year transferable warranty. See warranty.
